About Turks and Caicos

The Turks & Caicos is a tiny British Dependent Territory at the southern tip of the Bahamas chain of islands, relatively unknown until recent years. It has a selection of luxury beachfront resorts, great beaches and amenities that attracts a diverse selection of followers including celebrities (Bruce Willis; Donna Karan; Keith Richards; Cindy Crawford; and a host of others have visited or bought second homes in the islands).

The Turks and Caicos has (by default rather than design) a number of advantages which have been catalysts in making the jurisdiction the fastest growing economy in the Caribbean and a hot-bed of international real estate interest. Those advantages include the following:

It has the US Dollar as its currency, making it (and the British Virgin Islands) the most convenient non-US destinations in the Caribbean for US visitors.

1. It is English speaking - you will also hear French, Spanish and other languages, but the official language is English.

2. "Laid back" island life prevails. You will not be hassled by beach vendors. Crime is practically non-existent in comparison to metropolitan areas.

3. It is a British Dependent Territory and one of the last vestiges of the British Empire.  TCI has a locally elected Government with a high degree of autonomy, in relation to internal matters. TCI also has a Governor appointed by the Queen who has wide ranging powers. He is directly responsible for foreign affairs and internal security. This has proven to be a major attraction for property investors who value UK oversight and the stability that it brings.

4. It has a common law court system with appeal ultimately to the Privy Council in the UK. Again the tie to the UK on matters of law enforcement is very appealing and familiar to investors who are themselves from common law jurisdictions (e.g. USA, Canada, UK, etc.).

5. It has some of the best white sand beaches anywhere - Cond?Nast consistently rate Grace Bay's ten mile beach in the world's top 10. North Caicos, Middle Caicos, Pine Cay and Grand Turk also have great beaches.

6. It is a well known scuba-diving destination with some of the best wall-diving in the world and great visibility (due in part to the fact that they are a limestone outcrop in the ocean with very little topsoil run-off).

7. It has excellent fishing - inshore sport fishermen will find bonefish, snapper and jacks while deep sea fishing enthusiasts can expect marlin, wahoo and tuna.

8. Grace bay beach in Providenciales is recognized as one of the worlds top ten beaches. It is graced with elegant hotels and fine dining establishments. Providenciales is the most developed of the TCI islands. All of the TCI islands have separate personalities and each offers a new fascinating experience.

9. The Planning Department has under the guidance of successive governments implemented a policy of up-market and low density development on commercial beachfront properties with generous set-backs from high watermark adding to the sense of space and dictating the quality of visitor to the islands. This is not a destination where you will see 20 storey buildings crouching uncomfortably on the beach.

10. Has no direct taxation of income - Government's revenues are generated indirectly by land transfer tax, tourism related taxation and import duties. 12. There are no restrictions on foreign ownership of real estate - if you like it and can afford it, you can purchase absolute freehold title regardless of whether you are a resident or not.

13. It has a fully registered land system which means that details of ownership are clearly recorded in a public register. The land register for each parcel of land in the Turks & Caicos also indicates whether there are charges secured against the property, the absence or otherwise of easements, restrictive agreements, rights of way and so forth. The Crown guarantees registered absolute title, so title insurance is unnecessary.


The population is approximately  36,000, of which approximately 22,500 live on Providenciales .

The Turks & Caicos Islands consist of 40 different islands, only eight of which are inhabited. The islands are almost as diverse as the people who inhabit them. From the main tourist center of Providenciales to the quiet and tranquil islands of North and Middle Caicos to the historic Capital Island of Grand Turk, each offers a different experience and a unique character but all offer great climate, beaches and underwater activities.

Most of the islands are about 10 to 25 minutes by air from Providenciales and most can also be reached by boat. There are also regular ferries from North to Middle Caicos. Providenciales is the most well known of the Turks & Caicos Islands and is the center of the tourism industry with a wide range of hotels, restaurants and attractions.

Grand Turk and Salt Cay offer history with great Bermudian architecture and rustic charm, as well as some of the best diving.

Middle Caicos and North Caicos represent the best of the environment, with lush green woodlands, the largest cave network in the Caribbean (on Middle Caicos) and a vast range of plant and birdlife.

South Caicos is the center for fishing, with lobster and conch exported from the islands, the historic Cockburn Harbour and the natural phenomenon of the boiling hole. This small yet friendly island offers many secluded beaches with awe-inspiring views of the turquoise waters and surrounding islands.


Culture & History

The name Turks is derived from the indigenous Turk's Head "fez" cactus, and the name Caicos is a Lucayan term "caya hico," meaning string of islands. Columbus was said to have discovered the islands in 1492, but some still argue that Ponce de Leon arrived first. In reality, the first people to truly discover the islands were the Taino Indians, they left little behind, only ancient utensils. The Lucayans eventually replaced the Tainos. By the middle of the 16th century they also disappeared, most likely victims of Spanish enslavement and imported disease.

The 17th century saw the arrival of settlers from Bermuda, who established themselves on Grand Turk, Salt Cay and South Caicos. They used slaves to rake salt for British colonies in America, and were later joined by British Loyalists fleeing the American Revolution. The economy of the island revolved around the rich cotton and sisal plantations,

Their harvests sold in London and New York. Due to competition and the thin soil, however, the cotton plantations slowly deteriorated, most of them finally perishing in a hurricane in 1813. Solar salt became the main economy of the islands.

In 1766, after being controlled by the Spanish, French and British, the Turks & Caicos Islands became part of the Bahamas colony, but attempts to integrate failed and were abandoned in 1848. London - Kingston boats frequently visited Turks and Caicos, so links with Jamaica were well developed. The Turks & Caicos Islands were annexed to Jamaica in 1874. After Jamaica's independence in 1962, the Turks & Caicos Islands were loosely associated with the Bahamas for just over 10 years until the Turks & Caicos Islands became a British Crown Colony.
